Project Management

The Mediterranean island of Mallorca, with its stunning scenery and cosmopolitan lifestyle, continues to be chosen by so many as the location of their dream home or second residence. But finding the property is only the beginning of the process: many houses need to be modernised and adapted to the personal style of the buyer, and this is where Justine Knox comes in. With over 35 years living on the island and more than 16 years successfully managing all manner of projects, she is able to offer a one-stop, seamless and ultra-professional project management service, covering all aspects: architectural, construction, electrical, plumbing, heating, air-conditioning, carpentry and decoration.

The key to ensuring everything comes together is an approach that is rigid when it needs to be but flexible enough to adapt to unexpected events, which invariably crop up. Attention to detail is everything, achieved through regular site meetings, proper coordination of project orders, managing tradespeople and effective troubleshooting of any issues that might arise.  Between concept and completion there is a lot of activity taking place that needs to be tightly managed so that your project runs smoothly and delivered on time. When a project is entrusted to Justine Knox, these are the tasks she generally and personally undertakes:

  • Overall project coordination and planning with specific focus on time, cost and quality.
  • Organising, scheduling and checking deliveries of materials (kitchen, bathroom fittings, flooring).
  • Managing work schedule – ensuring the right people are on site in the right order and minimising stress.
  • Sourcing furniture, appliances, tradespeople and obtaining estimate for the work you want done.
  • Managing the tradespeople on site (builders, specialist kitchen and bathroom fitters, gardeners).
  • Regularly visiting the site to oversee work is done according to plan.
  • Final handover followed by snagging.

It’s been more than a decade since I first desig It’s been more than a decade since I first designed Villa Bendinat in Ses Oliveras,  and this year, I had the joy of returning to give it a fresh new chapter.

The original interiors were created for the first generation of the family: bold, playful, and full of colour. Now, a second generation has taken the reins, with a third already running around! So the brief was simple, to  keep the villa’s personality, but make it a little softer and more family-friendly.

We’ve lightened and calmed some of the spaces, added painted furniture, new wallpapers, softer lighting and touches of warmth, all while keeping those iconic Missoni curtains and cushions that still make my heart sing. Bedrooms have been reimagined with bunk beds and storage for little ones, guest rooms refreshed with new tones and textures, and bathrooms given a modern update.

The outdoor areas now invite everyone to relax together: more seating, soft rugs, playful details, and plenty of space to live, laugh and lounge.

Designing a home that evolves with the people who live in it is one of the most rewarding parts of my job. Villa Bendinat is proof that great design can adapt beautifully without losing its soul.

Instead of hanging art on the walls, I used bold wall coverings to create a backdrop with personality and impact. This approach means the space feels complete without the need for additional decoration, which keeps it uncluttered and easy to maintain.

The colours were chosen to reflect the vibrant, eclectic spirit of the clients while also balancing the compact proportions of the apartment. Strong tones bring energy and individuality, while the overall palette ties the living space together in a harmonious way.

For me, wall coverings can act as both colour and artwork, setting the mood of the room from the moment you walk in.

Because the owners come and go throughout the year, I wanted them be able to leave belongings for each season without the need to travel with extra luggage every time. 

The apartment is compact, so every detail had to work hard. I designed storage bed bases, built-in kitchen cabinetry, and hidden solutions on the terrace. 

These features keep everything organised and out of sight, so the home feels spacious and welcoming. In a smaller property, clutter is not just inconvenient, it can overwhelm the design. 

Clever storage is the key to keeping the space light, playful, and easy to enjoy.
